Three Integrated
Modular System Approaches

METALVILLE coordinates modular metal building scopes from panelized framing through complete prefabricated structural packages — matched to project requirements and delivery schedules.

Panelized Steel Building Systems

Factory-formed steel wall and roof panels assembled on-site into a coordinated building envelope. Panelized systems reduce field labour, improve dimensional consistency, and allow concurrent fabrication and site preparation.

  • Cold-formed steel wall panel frames
  • Roof panel assemblies with integrated purlins
  • Pre-punched and pre-cut to project dimensions
  • Compatible with insulated metal panel cladding
  • Coordinated flashings and trim supplied with panels

Prefabricated Structural Assemblies

Pre-engineered structural sub-assemblies — moment frames, portal frames, header and jamb assemblies, and mezzanine modules — fabricated off-site and delivered ready for installation.

  • Cold-formed portal and moment frame assemblies
  • Pre-engineered header, jamb, and opening frames
  • Mezzanine structural modules
  • Numbered and sequenced for erection
  • Coordination with primary structural steel where applicable

Modular Metal Building Systems

Complete volumetric or flat-pack modular building units with integrated structural framing, roof and wall systems, insulated panels, and envelope components — coordinated as a single supply package.

  • Flat-pack steel framing with coordinated envelope
  • Insulated metal panel walls and roof in one package
  • Secondary framing, cladding, and trim included
  • Scalable bays — add modules as project grows
  • Agricultural, industrial, and commercial configurations
Note: Modular and prefabricated metal building packages are coordinated through METALVILLE's supply network. Engineering, stamped drawings, and installation are project-specific and are confirmed through the quotation process. METALVILLE does not claim in-house structural engineering or proprietary modular manufacturing for all systems.

Components & Materials

What Goes Into a
Modular Metal Building Package

A Metalville modular package draws from our full cold-formed steel and building envelope product range — coordinated and supplied together for your project.

01

Cold-Formed Steel Framing

Structural and non-structural cold-formed sections forming the primary wall, roof, and floor framing of the modular assembly.

02

Cee & Zee Purlins

Roll-formed C and Z purlins for roof framing within panelized and modular roof assemblies.

03

Metal Studs & Tracks

Light-gauge studs and tracks for interior wall framing, partition systems, and non-structural modular components.

04

Insulated Metal Panels

Factory-assembled IMPs forming the wall and roof skin — insulation and cladding in a single shop-fabricated panel.

05

Roof Panels & Standing Seam

Structural roof panels and concealed-fastener standing seam systems for modular roof assemblies requiring long-term watertight performance.

06

Wall Panels & Cladding

Single-skin and composite metal wall panels for modular exterior cladding — fast to install, durable, and low-maintenance.

07

Girts

Cold-formed wall girts supporting metal cladding on modular and panelized wall systems.

08

Flashings, Trim & Accessories

Custom-fabricated flashings, eave trim, corner pieces, copings, and sill details to complete the modular building envelope.

How It Works

From Project Inquiry to
Delivered Building Package

01

Submit Your Requirements

Use the online Build & Price tool or contact us directly with building dimensions, application type, site location, and scope requirements.

02

Technical Review & Budget Pricing

Metalville reviews the project parameters and returns a preliminary scope, component list, and budget pricing for your review.

03

Package Coordination

System components are specified and coordinated — framing, panels, cladding, and accessories confirmed to work together before order.

04

Supply & Delivery

Materials are supplied and delivered to site per the project schedule — numbered and sequenced where applicable to support efficient erection.

Why Modular & Prefabricated

The Case for
Prefabricated Metal Construction

Modular and prefabricated approaches shift work off-site — reducing field labour, compressing schedules, and improving material quality control.

Faster Construction Schedule

Factory fabrication runs concurrently with site preparation. Components arrive ready to install — reducing the time between foundation and building enclosure.

Dimensional Consistency

Cold-formed steel components are roll-formed and cut to precise tolerances in a controlled environment — reducing field fit-up issues and rework.

Coordinated Supply

Framing, panels, insulation, cladding, and trim are specified and supplied together — eliminating the coordination gaps that occur when trades source components separately.

Scalable & Reconfigurable

Modular systems can be expanded bay by bay as project requirements grow — and in some configurations, disassembled and relocated when operational needs change.
